Local developer California Landmark Group has unveiled renderings for the MV by CLG, the firm's latest mixed-use apartment complex in Palms.
The development, which broke ground last year at the southeast corner of Venice Boulevard and Mentone Avenue, calls for the construction of an eight-story building featuring 79 one-, two-, three-, four-, and five-bedroom apartments above 1,000 square feet of ground-floor commercial space and a two-level, 52-car garage.
California Landmark Group entitled the project using the City of Los Angeles' Transit Oriented Communities guidelines, which permit larger multifamily residential buildings than allowed by zoning at locations near transit. In exchange for the development incentives, eight of the apartments will be reserved as affordable housing priced at the extremely low-income level (30 percent of the area median income).
Patrick Tighe Architecture and PK Architecture are designing the podium-type building, which will consist of wood-frame construction above a concrete base. The contemporary apartment complex will have a U-shaped footprint, wrapping around a central courtyard. Additionally, an amenity deck is planned for the roof level.
California Landmark Group has built dozens of apartments buildings in the City of Los Angeles, the bulk of which are located in Westside communities such as Del Rey. It has a growing portfolio of developments in the Palms community, including the 3838 apartments and a proposed mixed-use building at the intersection of Washington Boulevard and Motor Avenue.
