Plans filed with the Los Angeles Department of City Planning offer a first look at a modular housing development planned just south of Hollywood Boulevard.

The project, submitted to the City last month by developer R.W. Selby & Co., would replace a parking lot at the northwest corner of Selma and Las Palmas Avenues with a seven-story structure featuring 202 apartments and 14,200 square feet of commercial space - a portion of which would be located in an existing building that is to be refurbished and repurposed as the ground-floor of the new development.  Plans call for a mix of one- and two-bedroom dwellings, including 69 which would be set aside as affordable housing.

No on-site parking is planned within the development, though 45 spaces would be provided for retail and restaurant tenants in a nearby surface lot.

Steinberg Hart is designing the 101-foot-tall building, which would be composed of prefabricated modular units constructed off-site.  The units would be arranged to create a series of rooftop amenity decks, including a multi-level space lined with exterior balconies and capped by a swimming pool.

R.W. Selby & Co. is seeking several entitlements for the project, including density bonus incentives allowing for addition height, and streamlined permitting via SB 35.

The developer acquired the approximately 28,000-square-foot site in 2013 for approximately $4 million, and previously sought to construct a smaller 86-unit apartment building.

The development site abuts one of the two buildings of Modera Hollywood, a new mixed-use project from Mill Creek Residential, and sits across the street from the future site of the $1-billion Crossroads Hollywood complex.
