The website of Colorado-based developer Continuum Partners offers up a first look at renderings for Produce LA, a proposed office complex near the Sixth Street Viaduct in the Arts District.

The project, which was filed with the City of Los Angeles in October 2016, calls for demolishing a cold storage facility at 640 S. Santa Fe Avenue to clear the way for the construction of a five-story, 116,000-square-foot building featuring offices above ground-level retail and restaurant space.  The proposed development would also include a standalone parking structure for up to 300 vehicles that would be operated with mechanical stackers.

Renderings portray a glass and concrete structure rising next to a landscaped plaza fronting the east side of the project site along Mesquit Street.  The new design comes from Denver-based architecture firm ArcS.

Despite a stubborn vacancy rate in Downtown's legacy skyscrapers on Bunker Hill, the Arts District has bucked this longstanding trend, with a variety of name brand tenants taking space in vintage warehouses and ground-up developments.  The neighborhood made waves with the news in late 2016 that Warner Music Group would relocate its West Coast headquarters to a 250,000-square-foot space at a former Ford Factory at 7th Street and Santa Fe Avenue.  Other companies such as Spotify - which is reportedly taking space at the At Mateo development - and Lyft have added to the neighborhood's momentum.

The recent spate of new leases has, in turn, led several property owners to propose adding new space to the pipeline, including mid-rise projects from Legendary Development and Onni Group.

Other developers have already broken ground on sizeable projects, including two projects visible from the Fourth Street Bridge.  At 500 S. Santa Fe Avenue, a four-story, 90,000-square-foot building is taking shape next-door to the headquarters of Lucky Brand Jeans.  Meanwhile, at 405 Mateo Street, Hudson Pacific Properties is rehabilitating the former Maxwell Coffee Building with 56,000 square feet of rentable space and has started construction on an eight-story building nearby that will incorporate 33,000 square feet of offices atop a parking garage.

A handful of large multifamily developments are also underway nearby, including Greystar Real State's AMP Lofts and Fairfield Residential's Aliso apartments.
