A half-year after our last in-person visit, the wrapping is off at 3450 W. 43rd Street in Leimert Park, site of a new mixed-use residential development near the K Line.

The project, entitled for development by Brasa Capital Management, consists of a five-story building which will feature 56 studio apartments above 3,000 square feet of ground-floor retail space when completed.

Approved plans rely on Transit Oriented Communities incentives, permitting a taller building with less open space and parking than zoning rules would normally require. In exchange for the incentives, seven of the new apartments are to be set aside as deed-restricted affordable housing at the extremely low-income level.

HBA is designing 3450 W. 43rd Street, which includes elements of Streamline Moderne architecture in a white and grey exterior with colorful accents. Plans also call for a small publicly accessible plaza at the northwest corner of the project site.

Completion of the apartment complex is expected in Summer 2024, per a landing page on the Canfield Development website.

The project follows a number of new housing developments in the works on the blocks surrounding Leimert Park Station, following a 111-unit apartment building at 4252 Crenshaw Boulevard which opened in 2020 and a mixed-use structure now taking shape up the street at 4242 Crenshaw.
