Anejo Development and Griffin Opportunities are wrapping up construction of the Roy, a mixed-use apartment building located at 3644-3658 Overland Avenue in Palms.
The six-story edifice, which replaced a handful of small commercial and residential buildings, features 92 rental apartments with 1,500 square feet of ground-floor retail space and basement parking for 105 vehicles. The mix of studio, one-, and two-bedroom floor plans - ranging between 516 and 922 square feet - includes eight units to be set aside for very-low-income households.
KFA Architecture designed the building, which consists of wood-frame construction atop a concrete base. Outdoor amenities are incorporated into the six-story edifice in the form of a roof deck and a landscaped courtyard, which opens to Overland Avenue through an urban window.
KFA previously designed a similar mixed-use apartment complex for Frost/Chaddock Developers on Motor Avenue.
Rents for one- and two-bedroom units at the Roy range between $2,365 and $4,310 per month, according to a project website. Availabilities are listed as beginning on November 15.
A nearby property at 3664 Overland Avenue is slated for a similar mixed-use development featuring 187 apartments and ground-floor commercial uses.
