The Santa Ana Planning Commission has signed off on a mixed-use development which would replace the largely vacant First American Title Company Building at 4th and Main Streets, according to architecture firm MVE + Partners.

The project, which comes from Pennsylvania-based developer Toll Brothers, would rise from neighboring sites at 114 and 117 E. 5th Street.  The proposed buildings, standing five and seven stories in height, would contain a total of 220 residential units above 12,350 square feet of ground-floor retail and parking for 332 vehicles.

MVE + Partners designs for 4th + Main draws from the surrounding historic district - including a former Montgomery Ward building - through the use of traditional materials such as brick.  Other elements of the project include a courtyard swimming pool and a rooftop amenity deck.

The project, which would be built along the path of the under-construction OC Streetcar, is set to include 11 apartments reserved as affordable housing at the very low-income level.
