27 apartments could replace two houses in Sawtelle

A pair of 1930s single-family homes in Sawtelle could make way for a new multifamily residential development, per an application late last month with the Los Angeles Department of City Planning.

The project site, which consists of two parcels at 2456-2460 S. Avenue, is poised for the construction of a five-story building featuring 27 apartments above a single level of subterranean parking.

The development applicant, a Beverly Hills-based entity called Camden Holdings, LLC, has requested the approval of Transit Oriented Communities incentives permitting increased floor area and density in exchange for the provision of on-site affordable housing.

Bittoni Architects is designing the apartment complex, which is depicted in a conceptual rendering as a contemporary low-rise structure with an open-air atrium.  Planned amenities include a recreation room, a central courtyard, a gym, and a rooftop deck, according to a representative of the firm.

The project site, located less than a half-mile west of Metro's Expo/Sepulveda Station, is one of a handful of new developments planned in the surrounding neighborhood, including a five-story, 129-unit development slated to replace an auto repair center and a proposed six-story, 102-unit apartment complex at the former site of Kelbo's Hawaiian restaurant.
