An industrial-zoned property in South Los Angeles could be redeveloped with mixed-income senior housing, according to plans filed yesterday with the City of Los Angeles.
The approximately 19,000-square-foot site, located at the northwest corner of 95th and Main Streets, is improved with a handful of single-story structures that once operated as a motel. An application filed with the Department of City Planning calls for razing these buildings, which date to the late 1940s, to make way for the construction of a five-story edifice featuring 70 senior housing units - including 17 to be reserved for low-income residents.
Project applicant William Varela has requested density bonus incentives for the project which would allow for a height increase, a reduction in required accessible parking spaces, and an increase in allowable floor area. The entitlement applicant makes use of SB 1818 density bonus incentives rather than the city's Transit Oriented Communities guidelines.

Less than a quarter-mile west from the project site, a vacant city-owned property at the intersection of 94th Street and Broadway, where a Morphosis-designed project featuring 160 housing units, a grocery store, and a hydroponic farm is planned.
