Panorama Senior Housing has filed an application with the City of Los Angeles to develop an assisted living and memory care project in the Eagle Rock neighborhood.
The project, slated for an approximately 35,000-square-foot property at 4900 Eagle Rock Boulevard, would feature 109 residential rooms - including 87 assisted living units and 22 memory care units. Plans also call for shared amenities such as a rooftop deck, an activity room, a theater, a hair salon, a fitness center, and a dining room serving three meals per day.
KTGY Architecture + Planning is designing the proposed development, which would be split between two buildings standing four and five stories in height. The relatively compact project site, combined with the required features of senior housing developments, posed several challenges, according to Ben Seager, an Associate Principal with the firm.
“We maximized space,” said Seager. “For example, we used modern ‘accordion doors’ within the theater, activities rooms and other common areas, so that these places can expand when there are group events and visiting families. And the rooftop offers room for bocce ball, BBQ, putting green and other fresh-air activities.”
A rendering show that the project would replace a collection of small residential and commercial buildings most recently used as a church. However, a small barbershop, built on a mid-block site in the 1940s, would be retained.
Panorama Senior Housing, which recently announced plans for a similar project in Beverly Grove, expects that construction will begin in the first quarter of 2021 and conclude by the fourth quarter of 2022.
The development site is located along stretch of Eagle Rock Boulevard that is poised to undergo a $16.2-million streetscape and safety improvement projects known Rock the Boulevard. Planned upgrades include wider sidewalks, crosswalk improvements, landscaping, public art, and protected bike lanes.
