Small lot houses are coming to a site near the intersection of Santa Monica Boulevard and Centinela Avenue in Sawtelle, according to an application submitted earlier this year to the Los Angeles Department of City Planning.

The proposed project from applicant Maryam Khedmatian of 1515 Carmelina, LLC, would replace one of two existing single-family homes at 1515-1521 Carmelina Avenue. Plans call for the construction of seven new small lot homes, each of which would feature three bedrooms and a two-car garage.

Plans show the houses as contemporary two-story buildings with tandem parking at ground level to leave space for a dining and living area. Planned finishes include stucco and corrugated metal siding.

The project is taking advantage of SB 684, recently-adopted state legislation which streamlines the approval of small lot homes.
