An empty lot located north of Venice Boulevard in Mar Vista is up for redevelopment with a new small lot subdivision, according to an application recently filed with the Los Angeles Department of City Planning.
The roughly 0.39-acre property at 3671 Inglewood Boulevard, previously developed with a single-family home, is to be subdivided into seven parcels, each of which would be developed with its own home. Plans show a mix of contemporary two-story dwellings, each with three bedrooms and 1,738 square feet of living area. Rather than providing dedicated parking on the ground floor, the project includes a private driveway and a shared carport for seven vehicles.
The project owner and applicant, listed as "Dream Bigger Acquisitions 6, LLC," described lans ot use factory-built homes constructed off site and delivered to the property.
A similar entity is also attached to plans for four factory-built houses on a property in Venice.
The Inglewood Boulevard project, as with its counterpart in Venice, is taking advantage of the provisions of of new state laws to streamline the approval of townhome-style developments.
