Los Angeles-based real estate development firm Skya Ventures has broken ground on a new apartment complex near the intersection of Fountain and Vermont Avenues in East Hollywood.
The project, which was approved in 2019 by the City of Los Angeles, is rising from a .31-acre property at 1317-1325 N. New Hampshire that was previously developed with a fourplex and a duplex. Plans call for a seven-story building containing 92 studio, one-, and two-bedroom apartments above 64 parking spaces on two basement levels.
Skya Ventures entitled the project using Transit Oriented Communities incentives, allowing for a larger, denser development due to the property's proximity to several rail and bus lines. In exchange for the bonuses, the developer would set aside 11 of its planned apartments as affordable housing at the extremely low-income level for a period of 55 years.
KFA Architecture designed the New Hampshire apartment building, which is depicted as a contemporary low-rise structure with an amenity deck located above the third floor. Other planned amenities include a rear yard, a courtyard, a rooftop deck, a community room, and a gym.
According to a project landing page on the KFA website, completion of the apartment complex is anticipated in 2022.
Skya Ventures, which is based out of Reseda, is planning a smaller multifamily housing development with ground-floor retail space in the Highland Park - Garvanza neighborhood.
The East Hollywood development sits one block west of Vermont Avenue, where a handful of smaller mixed-use buildings with housing and retail space are planned by different property owners.
