Developer Haven Realty Capital has cleared the future site of Maker Place, a proposed mixed-income small lot project in Frogtown. 

Located at 3022 N. Coolidge Street, the one-acre development is billed as the first in Los Angeles to use the state density bonus law.  Plans call for 30 houses, with two set aside for low-income families, and parking for up to 67 vehicles. 

The project is being designed by Modative, a Culver City-based architecture firm which specializes in small lot developments.

A timeline for the development is currently unclear.
