Developer Premier League, Inc. has razed a pair of small residential buildings in Palms, clearing the way for the construction of a mixed-use apartment complex in their place.

The project, located at 3764-3766 S. Motor Avenue, will consist of a six-story edifice containing 36 apartments atop 414 square feet of ground-floor restaurant space and a 27-car parking garage.  The podium-type development will include a mix of studio, one-, and two-bedroom dwellings, including four affordable units to offset the rent stabilized housing that was demolished.

Designed by Warren Techentin Architecture, the the project will incorporate "splayed surfaces" as its primary architectural element, with a front facade acting as a sleeve over the building front.  Plans also call for a rooftop deck to cap the low-rise structure.

A handful of similar mixed-use projects are planned or under construction on the Palms area, including a proposed 79-unit apartment complex a block south on Venice Boulevard.
