Site prep has commenced for a new affordable housing development from SoLa Impact in the Vermont Square neighborhood.

The project, located at 4301 S. Vermont Avenue, calls for the construction of a five-story, 188-unit apartment complex on a site previously occupied by a commercial building and parking.

As a fully affordable housing development with one-bedroom apartments reserved for low- and moderate-income households, the project was able to utilize density bonus incentives to permit a larger structure than otherwise allowed by zoning rules. SoLa Impact also streamlined the approval of the project using Executive Directive 1.

Open Office is designing the project, which is to be built with prefabricated modular units supplied by SoLa Impact subsidiary Model Z.

SoLa Impact, which boasts a portfolio of thousands of apartments in South Los Angeles. The developer secured a $35-million loan for 4301 Vermont in 2025.
