An eight-unit apartment building in Westwood could make way for a larger multifamily development, according to an application submitted on October 2 to the Los Angeles Department of City Planning.

The project site, located at the northeast corner of Veteran and Ohio Avenues, was developed with its existing two-story structure in the late 1940s.  Development applicant Brennen Hakimiam intends to raze the existing structure, clearing the way for a larger six-story edifice featuring 18 apartments over 16 parking stalls on two basement levels.

Requested entitlements for the project include Transit Oriented Communities incentives, permitting increased floor area and a reduced parking requirement in exchange for setting aside three apartments for extremely low-income households.

Warren Techentin Architecture is designing the proposed podium-type building, which would be composed of five floors of wood-frame construction atop a concrete base.  Floors plans show a mix of studio, one-, two-, three-, four-, and five-bedroom floor plans, as well as a rooftop amenity deck.

While Hakimiam, whose website indicates a specialization in micro-unit and co-living developments, is listed as the project's developer, the owner of the property is Century City-based George Smith Partners.  The property sold in late 2019 for $3.8 million, according to Los Angeles County Assessor data.

The proposed apartment building joins a handful of similar infill developments in the works for Westwood, including a 29-unit complex planned one block west at Greenfield Avenue.
