A collection of small buildings near the 210 Freeway in Pasadena could be redeveloped with a larger apartment complex, per a presentation scheduled for the March 9 meeting of the Pasadena Design Commission.

The proposed project, which comes from Pasadena-based developer Community Builders Group, would replace four existing residential units at 274 N. Oakland Avenue.  Plans call for the construction of a six-story edifice featuring 181 studio apartments above street-level parking for 25 vehicles.

Natoma Architects is designing the proposed apartment complex, which is described in a staff report to the Design Commission as being of a contemporary style.  The low-rise structure would be dividing into three volumes wrapping around a central courtyard, and capped by a series of rooftop decks.

The apartment complex would be set back from Oakland Avenue at street-level, using perimeter landscaping and outdoor seating to create a patio-like space.

The staff report recommends that the Design Commission should find that the project is exempt from review under the California Environmental Quality Act.  Additional feedback and revisions could occur over the final design review process.

Community Builders Group, the developer behind the project, is also working with Natoma Architects on another proposed complex near the Crenshaw/LAX Line in Leimert Park.

The company describes its developments as being geared toward "entry-level and middle management workers looking for modern, affordable housing."
