A pair of small buildings containing five homes just north of Washington Boulevard in Mar Vista is up for redevelopment with a larger multifamily residential complex, according to plans submitted earlier this month to the Los Angeles Department of City Planning.
Co-applicants Kamran Nahid and Behrouz Nahid of Mitchell Partners, LLC are seeking entitlements for the construction of a new six-story, 19-unit development at 12747 W. Mitchell Avenue. The proposed project would include a mix of one- and two-bedroom floor plans, as well as parking for 19 vehicles.
Requested entitlements include density bonus incentives to permit a larger building with slightly less parking than required by zoning rules. In exchange, four of the new apartments would be set aside for rent by very low-income households.
Breakform Design is the architects behind the contemporary low-rise structure, which is shown in plans with a rooftop deck.
The proposed project is one of several similar infill developments on side streets between Venice and Washington Boulevards in Mar Vista, joining a similar 27-unit development down the street at 12763 Mitchell Avenue.
A handful of mixed-use buildings are also in the works for parcels along Washington, including a 34-unit apartment complex with retail at 12701 Washington Place and the Triangle Center redevelopment.
