A few blocks south of the E Line in Palms, a pair of small apartment buildings have been cleared for the construction of a larger multifamily residential development.
Located at 9958 W. Regent Street, the project from Dunn Regent Partners, LLC will consist of a six-story structure containing 24 one-, three-, and four-bedroom dwellings above parking for 12 vehicles.
Project approvals include Transit Oriented Communities incentives, allowing the developer to exceed zoning limits related to density, floor area, and minimum building setbacks. In exchange, up to six apartments would be set aside for rent by low-income households, partially offsetting eight units which previously stood on the site.
BFK Architecture + Planning is the architecture firm attached to the apartment complex, named Dunn + Regent for its cross streets, which is shown in a rendering as a contemporary podium-type building. Planned amenities include a second-level courtyard, a recreation room, and a rooftop deck.
The development site is located one block north of Venice Boulevard, where another multifamily residential building with ground-floor retail is now under construction at Dunn Drive.
