A trio of apartment buildings just south of Santa Monica Boulevard in Beverly Hills are set to be redeveloped with a larger multifamily residential complex, per a pending staff report to the Beverly Hills Planning Commission.

Slated for a site at 9945 Durant Drive, the project calls for the construction of a six-story building featuring 29 one-, two-, and three-bedroom apartments over non-required parking for 54 vehicles.

Requested entitlements include density bonus incentives to allow for a larger structure than otherwise permitted by zoning rules. In exchange, three of the apartments are to be set aside for rent as affordable housing at the very low-income level.

LOHA is designing 9945 Durant, which is shown in plans as an H-shaped building featuring courtyards, a rooftop deck, and balconies for residents.

City records list the project's developer as YK 9441 Durant Drive. The same ownership group previously worked with LOHA on a project on La Cienega Boulevard in nearby West Hollywood.

The proposed project, while larger than its immediate surroundings, is easily eclipsed by the scale of a different development now taking shape to the north - the One Beverly Hills complex, which now carries an estimated price tag of $10 billion.
