Local real estate development firm Geneva Street Partners is planning another multifamily residential building in Palms.

The latest project, slated for a property located at 3521-3537 Hughes Avenue, would replaces two single-family homes and two duplexes with a new six-story edifice featuring 40 one-, two-, three-, and five-bedroom apartments above semi-subterranean parking for 49 vehicles.

Requested entitlements include Transit Oriented Communities incentives, which the project is eligible for on account of its location a short walk south from Metro's Palms Station.  In exchange for bonus floor area and density, Geneva Street Partners would set aside four of the proposed apartments as deed-restricted affordable housing.

HBA is designing the project, which is called Geneva at Hughes North - referencing a smaller project built five years ago a block south.  Renderings depict a contemporary stucco-clad apartment building, similar to other recent developments in Palms, with a fitness center, a community lounge, and an outdoor deck located at its sixth floor.

Geneva Street Partners, which is based in Century City, is also developing a larger mixed-use building with 54 apartments and retail space at 9900 Venice Boulevard.
