A local developer is now midway through construction on a mixed-use apartment complex in Historic Filipinotown.

The project, which replaced a century-old fourplex at 2812 W. Temple Street, will consist of a six-story edifice featuring 42 rental apartments - including an affordable set-aside - above ground-floor office space and basement parking.

A rendering depicts a contemporary podium-type building lined with balconies.

The company behind the project, Schon Tepler Group, is building similar residential-retail developments in Arlington Heights and Echo Park.

The apartment complex is rising three blocks west of 3200 W. Temple Street, where Linc Housing Corp. recently broke ground on HiFi Collective - a five-story, 63-unit permanent supportive housing complex.
