A multifamily residential development could replace two duplexes and two single-family homes in Westlake, according to plans submitted yesterday to the City of Los Angeles.  

The project, slated for three parcels at 218-224 N. Alvarado Street, calls for the construction of a six-story building featuring 60 apartments - including six extremely low-income affordable units - above 61 subterranean parking stalls.

Requested entitlements include Transit Oriented Communities incentives, which allow relief from zoning provisions such as height and density limits for projects that provide affordable housing.  The specific incentives are not specified in the project's case filing.

Property records list the owner of the site as an entity affiliated with development firm Urban Stearns.

The project site is located a short distance south from a six-story, 200-unit development now being built by Trammell Crow Residential.

A five-story, 73-unit development is also planned near the intersection of Alvarado and Temple Street.
