One year after we last stopped by, a new multifamily residential development is getting its finishing touches at 3642 S. Motor Avenue in Palms.

Located on a site which formerly housed a medical office building, the new project consists of a six-story building which will feature 62 apartments - including deed-restricted affordable units - above a semi-subterranean parking garage.

The Albert Group Architects is designing the contemporary low-rise structure, named "The Aster," which is clad in brick, stucco, and metal panels. In addition to housing, the building features an interior courtyard at the 2nd floor, as well as ground-floor community room, and additional common spaces at the 4th, 5th, and 6th floors.

According to city records, owner and developer Arden, LLC acquired the property for $7.5 million in April 2019.

Plans for an apartment building at 3642 Motor date to 2016, when a prior owner entitled the property for a smaller 49-unit development using state density bonus incentives. The current project was approved using the Transit Oriented Communities guidelines to permit a larger building.

The project is one of a handful of similar mixed-use and multifamily residential building now taking shape on Motor Avenue, including projects from RBM of California and Wiseman Residential.
