In Palms, a small medical office building has made way for yet another multifamily residential development.

The project, which broke ground last year at 3642 S. Motor Avenue, consists of a six-story edifice which will feature 62 apartments - including deed-restricted affordable units - above a semi-subterranean parking garage.

The Albert Group Architects is designing the development, which is depicted in renderings a contemporary low-rise structure clad in materials including brick and stucco.  Per a design description supplied by the architecture firm, plans call for an interior courtyard at the second floor, as well as ground-floor community room, and additional common spaces at the 4th, 5th, and 6th floors.

Owner and developer Arden, LLC - which acquired the property for $7.5 million in April 2019 according to city records - anticipates completion prior to the end of 2021.

Plans for an apartment building at 3642 Motor date to 2016, when a prior owner entitled the property for a smaller 49-unit development using state density bonus incentives.  The project was later retooled in its current form using the more robust incentives offered under the Transit Oriented Communities guidelines.
