A year and a half after breaking ground, the frame of a mixed-use apartment complex is now rising at the intersection of Olympic Boulevard and Butler Avenue in the Sawtelle district.

The project, called On Butler, comes from the Los Angeles-based real estate development firm Hypericum Companies.  Approved plans call for the constructino of a six-story building featuring 77 apartments - including seven units set aside for very low-income households - with 6,500 square feet of ground-floor retail space and basement parking for 142 vehicles.

Designed by architect Farhad Ashofteh, the contemporary podium-type building will be clad with stucco and trespa panels.  The building's height tapers toward the northern property line toward an adjoining block of low-rise condominiums.

A timeline for the project has not been announced.

One block east of the project site, McCarthy Cook and Northwood Investors intend to break ground next year on a $300-million remodel and expansion of the Trident Center office complex.
