Los Angeles-based real estate investment firm SoLa Impact is planning a mixed-income apartment building just north of the I-105 Freeway in the Broadway-Manchester neighborhood.

The project, which was submitted to the Planning Department for review in December 2020, is currently improved with a single-story commercial building and an unpaved area used for vehicle storage.  Plans call for razing the approximately 19,000-square-foot site - which sits at the southeast corner of 116th and Main Streets - to permit the construction of a new six-story edifice containing 84 one-, two-, and three-bedroom apartments above street-level parking for 42 vehicles.

Requested entitlements for the project, called SoLa Triple Main, include Transit Oriented Communities incentives permitting increased height, floor area, and density, as well as decreases to zone-required setbacks and open space.  In exchange, SoLa Impact would set aside 20 apartments - 23 percent of the total units - as deed-restricted affordable housing at the low-income level.

Envirotecture is designing the proposed development, which is depicted in a rendering as a contemporary low-rise building clad in stucco and stone veneer.  Proposed on-site open spaces include a central courtyard - located on the second floor - as well as a rooftop deck.

The project, if completed is expected to house more than 100 residents.

SoLa Triple Main would rise in a community where new market-rate developments built without subsidy are uncommon.  However, a handful of new affordable and permanent supportive housing projects are currently under construction nearby - including the Dahlia Apartments at 120th and Main Streets and the Isla Intersections complex at Imperial Highway and Broadway.

SoLa Impact, which owns a large portfolio of rental housing, has used opportunity zone funds to build a slew of similar mixed-income and affordable housing projects in South Los Angeles, including new developments now under construction on Florence Avenue, Avalon Boulevard, and Western Avenue.
