New environmental documents published by the Los Angeles Department of City Planning offer a first look at the 7th & Witmer Project, an upcoming affordable housing complex in the Westlake neighborhood.

The mixed-use development from the nonprofit real estate firm Deep Green Housing would consist of a six-story structure featuring 76 residential units, 6,000 square feet of ground-level commercial space and a 32-car garage.  The project, which is named for its location at the northwest corner of 7th and Witmer Streets, would include a mixture of studio and one-bedroom apartments for very low income households, as well as amenities such as two interior courtyards and a roof deck.

Renderings from Hatch Colasuonno + Relativity Architects portray a colorful low-rise building, clad with materials including cement panels, metal and stucco.

The proposed development is contingent on density bonus incentives, which would be granted in exchange for providing affordable housing units.  These incentives include reduced building setbacks and an averaging of floor-area ratio across the approximately .46-acre development site.

Construction of the 7th & Witmer project is currently expected to occur over roughly 18 months, with completion anticipated in 2018.

On a nearby property to the west, Los Angeles-based Canfield Development is in the midst of construction on a seven-story market rate apartment complex.
