An empty lot at the grade-separated intersection of Sunset Boulevard and Myra Avenue in Silver Lake could be developed with a small commercial building, per an application recently submitted to the L.A. Department of City Planning.

Redcar Properties, the developer behind the proposed project at 4210 W. Sunset Boulevard, is seeking approvals for the construction of a three-story, 39-foot-tall building on the property. However, due to the elevation change across the site, two of the floors would be devoted to parking, with just 4,170 square feet of space to sit at-grade with Sunset Boulevard. According to a project description, the building would be available for rent as either retail, restaurant, or office space.

Evan Raabe Architecture Studio (ERAS) is designing the project, which is portrayed in a conceptual rendering as a contemporary low-rise structure. IN addition to the more than 4,000 square feet of floor area included in the new construction, plans also call for an outdoor deck for use by a future tenant.

The proposed development will require the approval of a conditional use permit to allow 32 parking spaces in stackers, as well as a Zoning Administrator's determination to allow relief from transitional height regulations.

Redcar, in addition to its new Silver Lake development, is also in planning or in construction on a number of office buildings across Los Angeles County, including projects Santa Monica and Chinatown.
