The large backyard of a single-family home just off of Sepulveda Boulevard in Van Nuys could become the site of new small lot homes, per a recent application to the Los Angeles Department of City Planning.

The project, which comes from applicant Ivan Stankevich of Columbus 6443, LLC, is slated for a property at 6443 N. Columbus Avenue. The proposed project would retain the existing home, and subdivide the rear of the site to create room for nine additional dwellings. A project description indicates that each would be three stories in height and include a garage.

The project is being proposed using the provisions of SB 1123, which streamlines the approval of small lot type developments statewide.

City records indicate the land last sold for $1.5 million in 2021.

The site is located not far north of the G Line's Sepulveda Station, which is temporarily closed as the result of a $668-million project that involves grade separation and other improvements to speed up travel times for transit vehicles.
