A development firm best known for building apartments around USC will try its hand at offices in Jefferson Park, per a new application to the Los Angeles Department of City Planning.
The project from Orion Capital, slated for a vacant lot at 2037 W. Jefferson Boulevard calls for the construction of a new three-story edifice featuring 11,324 square feet of office space without on-site parking.
JPark Architects is designing the low-rise structure, which will have an exterior of stucco on its upper floors with porcelain tile below. Plans also show a rear patio facing to the north.
The proposed development would rise a few blocks to the west of a planned adaptive reuse project at 1899 W. Jefferson Boulevard.
Other Orion Capital projects include market-rate and affordable housing in Exposition Park, as well as a proposed hotel across the street from USC.
