A mixed-use development featuring offices and street-fronting commercial space is now rising three blocks west of Metro's 17th Street/Santa Monica College Station.

The development, which replaced a parking lot at the northwest corner of Colorado Avenue and Euclid Street, will consist of a three-story edifice featuring 30,000 square feet of offices above 4,000 square feet of ground-floor retail and a three-level, 92-car basement garage.

Belzberg Architects is designing the project, which will be split into two wings wrapping a second-level courtyard.  Floor-to-ceiling glass will wrap the building exterior.

Construction is expected to occur over roughly one year, according to an environmental study published by the City of Santa Monica.

The development site is owned by Friedkin Group, according to The Real Deal.  The Houston-based organization purchased the property from Santa Monica-based Watt Companies in 2018.

A campus-style office development which has reportedly been leased by Universal Music Group opened a short distance east in 2019.
