Architectural plans posted by the South-Robertson Neighborhood Council offer up a first look at a unique mixed-use building planned in the Pico-Robertson community.
Earlier this year, ETTA Community, LLC initiated entitlements to redevelop a single-story commercial building at 9224 W. Pico Boulevard with a mix special needs housing and retail space. The proposed project, which is being developed by Cornerstone Housing for Adults with Disabilities, would include 64 studio, one-, and two-bedroom dwellings - including eight reserved for very low-income residents - above approximately 9,400 square feet of ground-floor retail space and a two-level, 55-car basement garage.
Urban Architecture Lab is designing the proposed development, which would consist of a contemporary six-story building clad in plaster. Proposed common amenities include a second-level terrace, a third-level courtyard, and a rooftop deck.
Requested entitlements for the project include density bonus incentives to permit additional height beyond the property's base zoning, as well as a waiver of required setbacks and limits on floor area. The project will require a City Planning Commission hearing.
Other new developments in the surrounding area include a recently-completed senior affordable apartment building at 8862 W. Pico Boulevard and a proposed hotel on Robertson Boulevard.
