Seven months after our last check-in, wood framing is rising above street level at the future sites of two mixed-use developments from Wiseman Residential in the Mid-Wilshire neighborhood.
The first project, located at 5550 W. Pico Boulevard, is a seven-story podium-type building consisting of 44 apartments with ground-floor retail space and subterranean parking. The development will include four units of deed-restricted affordable housing in exchange for Transit Oriented Communities incentives permitting a larger structure than allowed by zoning.
City records indicate that Reed Architectural Group is designing the project, which is now fully-framed.
A quarter-mile west, the fifth and final floor is now taking shape at the larger of the two developments at 5801 W. Pico Boulevard.
The low-rise building, also a podium-type structure, will include 80 residential units above street-level commercial space and two levels of underground parking. In exchange for Transit Oriented Communities development incentives, Wiseman will set aside 10 apartments as deed-restricted affordable housing at the extremely low-income level.
The 5801 Pico development is being designed by Uriu & Associates, according to building permits issued for the project.
Wiseman, which is now in construction or planning at several other developments in the Mid-Wilshire neighborhood, is a prolific builder of multifamily housing in Westside and Central Los Angeles submarkets.
The company's two Pico Boulevard developments are located just east of Fairfax Avenue, where another developer is planning an apartment complex above the shell of a shuttered Walgreens pharmacy.
