In Sun Valley, an empty lot located just west of the Hollywood Freeway is up for redevelopment with a unique type of mixed-use development.
Trojan Storage, an El Segundo-based developer and operator of storage facilities, is seeking approvals for its latest project on a 170,000-square-foot property at 7528 N. Bellaire Avenue. The proposed development, as might be expected, would include 220,000 square feet of rental storage space at the back of the property adjacent to the freeway. But at the front of the site, facing Bellaire Avenue, plans call for masking that use with the construction of nine townhomes.
The contemporary two-story dwellings, which are being designed by Jordan Architects, would be arranged in an L-shaped footprint. Each would feature a two-car garage at the ground level with a one-bedroom home above.
While many storage facilities include space for a live-in manager, Trojan Storage projects have a tendency to take things a step farther. The company has also sought approvals for a similar facility masked by 27 apartments in Sylmar.
The proposed facility on Bellaire Avenue will require the approval of a zone change and a general plan amendment, necessitating hearings before both the Los Angeles City Planning Commission and City Council.
