After nearly two years of construction, The Bradmore Group (TBG) has unveiled 42XX, a new office campus in Del Rey

The project, which spans a three-acre site at 4204-4230 W. Glencoe Avenue, consists of three new office buildings, oriented on a central courtyard and connected by a series of paseos and skybridges. Approved plans allowed for the construction of 120,000 square feet of offices at completion (though that total increases to more than 150,000 square feet of space, when including outdoor areas attached to buildings) as well as a parking garage.

Rios designed 42XX, which is composed of materials including mass timber, steel, and concrete.

"Designed as a place to work, 42XX also brings an appreciation for nature," states a narrative from the Rios website. "The site leaves 45 percent of its area open to the sky with 12,000 [square feet] of intensive landscaping integrating 33 fully grown mature trees into a family of interlocking courtyards and paseos that meander around the individual buildings. While this is good for occupant health and wellness, this measure also reduces the sitewide embodied energy footprint. The trees are estimated to have sequestered 23 tons of CO₂ based on their weight at arrival, accounting for roughly one-third of the total building structure’s embodied emissions. Designed with both building and landscape in mind, the result is open, airy, and adaptable spaces that provide a promising future."

Other members of the project team included Lincoln Property Company, House & Robertson,  Holmes Structures, and CBRE.

The project site is located in a formerly industrial area which has gradually transitioned to a neighborhood of condominiums and loft-style apartments over the past two decades, with recent additions such as California Landmark Group's 230-unit G8 development.

A similar 155,000-square-foot office complex, now partially leased by video game maker Electronic Arts, was recently built not far south near the end of the 90 Freeway.
