Construction is expected to begin in approximately 45 days for a mixed-use apartment complex at the intersection of Santa Monica Boulevard and Yale Street, according to LaTerra Development.  

The project, which would replace a strip mall at the southwest corner of the intersection, calls for the construction of two three-story buildings containing 50 apartments, resident amenities, and 10,337 square feet of street-fronting commercial space.  Plans call for a blend of studio, one-, two-, and three-bedroom units, including four units of affordable housing.

“There aren’t many properties in Santa Monica that offer roof top decks and a robust amenity package, so we chose to differentiate ourselves by dedicating a substantial amount of common area spaces,” said Chris Tourtellotte, Managing Director of LaTerra Development in a statement. “We feel this is vital to enhance the resident experience and enable a strong community to flourish.”

Tighe Architecture is designing the Santa Monica & Yale development, which would be clad in metal panels.  Renderings depict contemporary low-rise structures with flourishes of orange and green that highlight inset balconies.

Completion of Santa Monica & Yale is expected in the third quarter of 2020.

LaTerra recently broke ground on a similar development at the intersection of Broadway and Cloverfield Avenue.

Another property owner has plans for a similar mixed-use project at the opposite corner of Santa Monica Boulevard and Yale Street.
