A new development masking storage spaces with multifamily housing is moving forward in Sun Valley, with the publication of a new environmental report.
El Segundo-based Trojan Storage is the developer attached to the project at 7528 N. Bellaire Avenue, which sits next to the Hollywood Freeway. Plans call for 220,000 square feet of rental storage space at the back of the property, adjacent to the freeway, while its street frontage along Bellaire Avenue would be developed with nine townhomes.
Jordan Architects is designing the project, which would arrange the townhomes in an L-shaped footprint. Plans show a series of one-bedroom dwellings, arranged in an L-shape, each with a two-car garage at street level.
Pending approvals, including a zone change and a general plan amendment, construction at 7528 Bellaire is expected to kick off in 2026 and conclude by 2027.
Trojan Storage has previously sought approvals for a similar facility masked by 27 apartments in Sylmar.
