The project, per an agenda item from the April 13 meeting of the University Park Design Review Board, would rise from a site located at 2632 S. Monmouth Avenue, calls for clearing the asphalt lot to make way for the construction of a pair of three-story duplexes. The buildings would span 1,170 square feet and 1,750 square feet in size, and each feature four-car garages at ground level. Plans also call for 1,300 square feet of surface parking.

Los Angeles-based architect Michael Nigosian is designing the duplexes, which would consist entirely of three-bedroom dwellings.

City records list the owner of the project site at 2621 S. Hoover Street Holdings, a Los Angeles-based entity linked to the Las Vegas company Triangle Trading, Ltd.

The project site sits a block east of the Casa de Rosas campus, a 19th century landmark which was recently converted into supportive housing.
