Palms will soon see the construction of two more multifamily residential developments on one of its main commercial thoroughfares.
At 3659-3663 S. Motor Avenue, prolific apartment builder Wiseman Residential recently demolished a pair of small commercial buildings that were most recently occupied by a Montessori school. Plans call for the construction of a seven-story building in their place, featuring five levels of housing atop a two-level podium containing parking and street-fronting retail space.
City records list the project's architect as Uriu & Associates.
Across the street at 3642 S. Motor Avenue, heavy equipment recently appeared at a vacant lot that was previously developed with a single-story medical office building. Plans call for the construction of a six-story edifice containing 62 apartments and parking located at-grade and in one basement level.
The Albert Group Architects is designing the contemporary podium-type building.
Property records list the owner of the approximately 14,700-square-foot site as an entity affiliated Evolve Realty & Development Corporation, which purchased the land in April 2019 for $7.4 million.
Similar mixed-use buildings are also planned or under construction at 3451, 3641, 3741, and 3764 Motor Avenue.
