A few blocks northeast of Metro's Expo/Crenshaw Station in Jefferson Park, construction is in full swing for a pair of new office campuses from The Luzzato Company - one of which will become the new headquarters of fast-casual restaurant chain Sweetgreen.
Sweetgreen's campus, a $48.7-million development now taking shape at 3101 W. Exposition Boulevard, will include 94,000 square feet of office space upon completion. The complex makes purpose of existing buildings, while adding a new four-story structure with subterranean parking at the northern side of the site.
One block east on a 1.5-acre site at 3609-3645 10th Avenue, construction is also underway for Depot, a larger development featuring 107,000 square feet of office space. That structure, which will rise three stories in height, broke ground earlier this year when The Luzzato Company secured a $54.7-million loan for the project.
Both projects are designed by HLW International, and are to be clad in corrugated metal panels. Renderings show upper level setbacks on both buildings, which will be used to create amenity spaces for tenants.
Both office complexes are rising on sites that were once home to the dairy products division of Unified Grocers. Each was previously obtained for redevelopment with townhome-style condominiums, prior to acquisition by The Luzzato Company.
The Luzzato Company, which has a penchant for developing offices near stops on Metro's E Line, is not the only company active in the neighborhood. A few blocks west at 30th Street and Crenshaw Boulevard, CIM Group is now building 140,000 square feet of office space in two developments.
