At the intersection of Canoga and Vanowen Avenues in Warner Center, the concrete podium of a mixed-use project from developer Gagandeep Lakhmna continues to rise.
Under construction more than two years at 6801 Canoga Avenue, revised plans approved last year by the Los Angeles Department of Building and Safety call for an eight-story building featuring 203 residential units on its upper floors.
Stockton Architects, Inc. is designing the building, according to city records.
While the construction of apartments in the Warner Center specific plan area is commonplace, few projects undergo revisions that result in the addition of 30 percent more density after work has already begun. When initially permitted, the project was intended as a six-story, 154-unit development with ground-floor retail.
The earlier iteration of the building was depicted in a rendering with a colorful stucco exterior, and was slated to include amenities such as a fitness center and a dog park.
The project site sits directly north across the street from a sprawling, vacant site that was once home to a manufacturing facility for the aerospace firm Rocketdyne. While the property has long been marketed as a development opportunity, no concrete plans to build on the 47-acre site have come to fruition.
