Earlier this month, Mack Real Estate Development and AECOM Capital offered us look inside AVEN, the 38-story apartment tower now wrapping up construction at the northeast corner of 12th Street and Grand Avenue in Downtown's South Park neighborhood.  Images captured by architectural photographer Hunter Kerhart can be seen below.

AVEN, which replaced a surface parking lot, features 536 apartments, seated atop a podium structure featuring 13,000 square feet of ground-floor retail space and parking for 801 vehicles.  The tower offers a mix of studio, one-, two-, and three-bedroom floor plans, with monthly rents ranging from as low as $2,330 per month for a studio apartment and as high as $19,530 per month for a penthouse unit.

The project, designed by AC Martin, is highlighted by two amenity decks - one above its podium and the other seated more than 30 stories above Grand Avenue.

The larger California Deck, seated above the podium, will offer an Olympic-size three-lane swimming pool, a fitness center, a dog run, a beach volleyball court with real sand, and a half-court basketball court.  The space will also provide an outdoor extension of an event kitchen and fitness center, with room for outdoor dining in a bamboo grove.

The Ojai Deck, located higher up the mass of the building, is highlighted by an array of citrus trees.  Mack Real Estate intends to program the space regularly for resident events.

At ground-level, Mack Real Estate and AECOM are now building out a new pocket park at the northern foot of the tower.  Rios Clementi Hale Studios is designing the park, which will be privately owned but publicly accessible.  Renderings show a mostly hardscaped environment, softened with landscaping, public art, and seating.  Space along the eastern side of the park could be used to host food trucks, while outdoor dining for a planned restaurant would wrap the southern perimeter of the space.

Although no retail tenants have been announced for the building yet, the development team is currently targeting neighborhood-serving businesses.

Swinerton, the project's general contractor, is on pace to complete construction of AVEN in early 2019.
