For the past year, Landmark Properties has been building a new apartment complex in Westwood which will cater to UCLA students. Now, the Athens, Georgia-based developer is working on a project next door to the region's other flagship university.

Late last week, Landmark announced that it has commenced construction on The Standard at Los Angeles, a project near the USC campus at 3900 S. Figueroa Street in Exposition Park. The project will include the new construction of a building featuring 1,236 beds within 429 residential units, accompanied by a renovation of five existing townhomes featuring 48 beds.

“We’ve been looking for opportunities near USC for a long time and we’re excited to be able to deliver a project of this scale to the students of USC,” said Landmark Properties president and chief executive officer Wes Rogers in a news release. “The location boasts remarkable access to academics, athletics and neighborhood amenities while the size of our site will allow us to deliver something truly unique to the market.”

City records describe the project as an eight-story building wrapping a seven-story garage. Ankrom Moisan Architects was previously attached to the project as architect, although HED is now serving as architect of record.

The apartments, which will come in a mix of floor plans ranging from studios to five-bedroom units, will come with appliances and washer-dryer sets. Additionally, plans call for amenities including a rooftop deck with a pool, a club room, a fitness center, multiple study lounges, and an interior courtyard.

City records also indicate that the apartment complex will include 15,000 square feet of ground-floor commercial space. Landmark will include a grab-and-go market within the project.

Completion of The Standard is expected in August 2026.

The Standard is nearly 12 times the size of Landmark's first foray into the Los Angeles market, the 37-unit Mark at Los Angeles now rising on Strathmore Drive. Neither will be the developer's last in L.A. - Landmark is currently in the pre-development stage for a second project near UCLA on Landfair Avenue.

The Exposition Park project was first set up for redevelopment back in 2016, when Ventus Properties proposed a mixed-use complex which would have also featured a hotel. That plan has since fallen by the wayside, with Landmark moving to acquire the project since in early 2023 for more than $94 million, per Los Angeles County Assessor’s records.

Landmark is the latest in a string of developers to try their hand at housing for USC students along the Figueroa corridor, joining Core Spaces and CA Ventures, among others.
