In Lincoln Heights, the veil is starting to lift at a new apartment complex from developer 4Site Real Estate.

The project, rising from a Los Angeles River-adjacent site at 215-217 N. San Fernando Road, consists of a five-story building which will feature 81 live/work apartments above an at-grade parking garage.

Tighe Architecture is designing the contemporary low-rise development, which is clad in a combination of stucco and metal panels.  Renderings show a second-level setback along the building's southern property line, which would be used to provide an amenity deck for residents.

While modest in scale, the project is notable as one of just a handful of ground-up developments entitled under the zoning rules Cornfield-Arroyo Specific Plan, which sets land use regulations for the river-adjacent areas in Lincoln Heights and Chinatown. A larger project with 280 residential units has since broken ground across the river at 200 Mesnager Avenue.

4Site is no stranger to the area, having previously built a housing and hotel complex on the opposite side of San Fernando Road from the new apartment building. The company has previously worked with Tighe on a number of properties in the Central Los Angeles area.
