Los Angeles County and Trammell Crow Company continue to move forward with plans to redevelop several aging properties in Koreatown with a $450-million mixed-use complex featuring government offices, retail space, and market rate and affordable housing.

The Vermont Corridor Project, slated for three sites near the intersection of 6th Street and Vermont Avenue, entails three County-owned properties that are currently improved with offices for the Departmentments of Mental Health, Parks and Recreation, Community and Senior Services and Children and Family Services.

Plans call for the existing building at 510-532 S. Vermont Avenue to be demolished and replaced with a $270-million office tower, featuring 400,000 square feet of floor space for the Department of Mental Health.  The 20-story, 295-foot-tall building - designed by Gensler - would be seated atop a podium garage with 1,900 parking spaces and 10,000 square feet of ground-floor retail space.

Next door, the existing DMH building - a 12-story tower directly at 6th and Vermont - is to be converted into 172 apartments with 4,700 square feet of ground-floor retail space.  This component of the project - designed by Steinberg Architects - would also see the construction of a five-story parking structure behind the building.  A later phase of the development could see the construction of five floors atop the garage, creating 74 apartments.

The final component of the project, slated for a property at 427-433 S. Vermont Avenue, would see the demolition of a low-rise County office building, allowing for the development of a six-story, 100-unit senior affordable housing complex.  Meta Housing Corporation and Y&M Architects are planning for three levels of underground parking, as well as a 13,000-square-foot community center.

Phase one of the project would consist of the construction of the new County office building at 510-532 Vermont.  The build-out would occur over approximately 36 months, beginning in Summer 2018 and concluding in Summer 2021.

Across the street, construction of the new affordable housing complex is expected to begin in Summer 2019, with occupancy expected by 2020.

The final phase of construction - the adaptive reuse of the existing DMH building - is anticipated to begin in Fall 2021.  Completion would occur in late 2023.

A Vermont Corridor project's draft environmental impact report is currently being circulated, with the comment period scheduled to conclude in mid-December.
