An empty lot at 1301 W. Colton Street is the site of the latest new housing project planned near Vista Hermosa Park.
Earlier this year, an El Monte-based entity called Land Mark Development, LLC filed an application with the City of Los Angeles to develop the approximately 5,600-square-foot property with a six-story edifice featuring 45 studio and one-bedroom apartments above semi-subterranean parking for 31 vehicles.
The project, which is represented by Los Angeles-based CP3 Development, would use Transit Oriented Communities development incentives to achieve greater height and floor area than permitted by zoning. In exchange, seven of the apartments would be set aside as affordable housing.
Architecture Design Collaborative is designing the apartment complex, which is depicted in a single rendering as a contemporary low-rise building.
The project at 1301 Colton joins several recent developments near Vista Hermosa Park, including completed and under-construction apartment buildings from 4site Real Estate, Aragon Properties, and The Bond Companies.
