Four-year-old plans for a mixed-use development in West Los Angeles are expected to come to fruition later this year.
Architect Farhad Ashofteh sends word that construction is tenatively scheduled to begin in April for "On Butler," a podium-type apartment complex at 11421 W. Olympic Boulevard. Hypericum Companies, a Los Angeles-based real estate firm behind the project, intends to construct a six-story buildng on a currently vacant lot, featuring 70 market rate apartments, seven units of affordable housing, and approximately 6,500 square feet of ground-floor commercial space.
Renderings depict a contemporary design, wrapped with balconies and accented by wood paneling along Olympic Boulevard. The six-story height profile is gradually stepped down towards the low-rise residential community to the north.
Ashofteh described On Butler as the culmination of a long-term collaboration with the property's immediate neighbors. Following several rounds of redesigns, the project eventually received the support of residents in the surrounding community.
The development site is located one block west of the Trident Center office complex, where landlord McCarthy Cook & Companies is planning a 120,000-square-foot expansion.
