Over one year after announcing plans for a revamp and expansion of the Westfield Topanga shopping mall in Warner Center, progress on the more than $250-million project is clearly visible from Victory Boulevard.

Mall owner Unibail-Rodamco-Westfield is in the process of converting the 160,000-square-foot space formerly occupied by Sears into a variety of new uses, including a food hall with sit-down restaurants, bars, and lounges.  Plans also call for new plazas and landscaped areas.

Steel frames are now taking shape at the mall's southern exterior, where a new triple-height entrance will welcome visitors from Victory Boulevard.  Additionally, URW intends to upgrade existing pedestrian circulation between the Westfield Topanga and the neighboring Village at Westfield Topanga mall to the south.

At the time of the project's announcement last January, completion was expected in mid-2021.  That timeline has now been pushed back to June 2022, according to a landing page on the Westfield Topanga website.

Swinerton is serving as the project's general contractor.

The upgrades to the Westfield Topanga mall comes more than six years after the completion of the $350-million Village complex, which transformed acres of parking into 400,000 square feet of commercial space.

URW has also secured entitlements for a more than $1-billion project which would transform the struggling Westfield Promenade mall - into high-rise and low-rise buildings which would containing multifamily housing, office space, retail, hotel rooms, and an entertainment complex.

However, questions now swirl around the future of that development, as URW will reportedly look to sell all of its U.S. properties by 2022. The French company's other Los Angeles properties include the Westfield Century City, Westfield Culver City, and Westfield Fashion Square malls.
