Three months after the closure and hiatus of Taix French restaurant in Echo Park, the eatery's longtime home has been razed to make way for the mixed-use apartment complex that will take its place.

The project at 1911 W. Sunset Boulevard, which is being developed by Holland Partner Group, calls for the construction of a six-story building featuring 166 apartments above subterranean parking and street-fronting commercial space. The Eastsider reports that Taix is slated to return to the ground level of the new building with a space that includes an outdoor patio.

Project approvals include density bonus incentives to allow a larger building than otherwise permitted by zoning rules. In exchange for the incentives, a portion of the new apartments are to be set aside for rent as very low-income affordable housing. While the project is being entitled through the density bonus program to avoid a general plan footnote limiting mixed-use buildings to three stories in height, the project otherwise is designed to meet the standards of the Transit Oriented Communities guidelines.

AC Martin is designing the new project, which will be split into two structures by a passageway cutting between Sunset and Reservoir Street to the north.

Across the street from at 2001 Reservoir Street, Holland Partner Group is also preparing to begin work on a companion project - a six-story, 49-unit apartment complex. A rendering posted to the project site depicts a contemporary podium-type building. The property was previously used as overflow parking for Taix.

Other Holland Partner Group projects currently in progress in the Los Angeles area include a 281-unit mixed-use project now rising in Long Beach.
